Frequently asked questions

Who will actually do the work?

Pittsburgh Foundation Repair Co. is a lead referral service. We connect you with one independent local contractor. That contractor inspects your home, gives you a written price and does the work if you hire them.

Is the inspection really free?

Yes. The inspection and written estimate are free, and there is no obligation to go ahead.

Why does my basement get wet every time it rains?

In Pittsburgh it is usually one of three things. Water soaks the soil and gets through cracks or old mortar. Gutters and grading send water to the wall. Or the combined sewer fills up and backs up through the floor drain. The inspection finds which one, because the fixes are different.

Is a horizontal crack in my basement wall serious?

A long sideways crack in a block wall often means soil is pushing the wall in. It is worth a look soon. Thin up-and-down cracks in poured concrete are more common and often only need sealing if they leak.

How much does foundation repair cost in Pittsburgh?

Published cost guides put a typical Pittsburgh foundation repair at about $4,500 to $10,200, and basement waterproofing at about $3,000 to $7,500. A single crack can cost well under $1,000. See our cost guide for more detail.

Does homeowners insurance cover foundation repair?

Usually not for settling, soil movement, landslides or slow leaks. Sewer backup coverage is often an add-on. Mine subsidence needs a separate state policy. Ask your agent what your policy covers.

Is my house over an old coal mine?

Parts of Allegheny County are undermined. You can look up your address on the state's mine subsidence risk map and buy mine subsidence insurance through an insurance agent.

My house is on a steep hill. Is that a problem?

Many Pittsburgh hillsides have a clay-rich layer called the Pittsburgh red beds that can slide when soaked. Good drainage matters a lot. If you see cracks in the ground, a slumping slope or a leaning retaining wall, get it checked.

How long does a typical repair take?

Crack injection often takes a few hours. Wall bracing, piers and inside drains often take one to three days. Bigger jobs take longer.

Do I need to leave my home during the work?

Usually not. Most work happens in the basement or outside. There can be noise and dust, and the crew will tell you what to expect.

How do I check that a contractor is legit?

Pennsylvania requires most home improvement contractors to register with the Attorney General. The registration number must be on every estimate and contract. Jobs over $500 need a written contract, and you have three business days to cancel.

I am selling my house. What do I need to know?

Buyers' inspectors look for foundation and water problems. Many Allegheny County towns also require a sewer dye test before a sale. Repairs with paperwork and a transferable warranty usually make a sale go more smoothly.
